A GTA home faces significant seasonal stresses: freeze-thaw cycles that crack foundations and driveways, heavy snowfall, summer humidity, and the constant demands of an aging housing stock. The homeowners who avoid expensive surprises are the ones who maintain proactively rather than reactively.
Spring Checklist (March-April)
- Inspect roof and eavestroughs: Winter ice dams and freeze-thaw cycles crack shingles and clog gutters. Clear debris from eavestroughs after the last frost.
- Check foundation and basement: Spring thaw pushes water toward foundations. Inspect for new cracks, water seepage, or efflorescence (white mineral deposits) on walls.
- Service your air conditioner: Book an HVAC tune-up in April before demand spikes. Replace the filter.
- Inspect windows and door seals: Caulking contracts in cold weather. Re-caulk any failed seals to prevent water intrusion.
- Check sump pump: Test it by pouring water into the pit. Spring is prime sump pump season — failure means a flooded basement.
- Lawn and landscaping: Aerate lawn, apply pre-emergent weed control, check irrigation systems.
Summer Checklist (June-August)
- Clean dryer vent: Lint-clogged dryer vents are a leading cause of house fires. Clean annually.
- Inspect deck and fencing: Check for rot, loose fasteners, and structural integrity. Re-stain or seal wood decking every 2-3 years.
- Check attic ventilation: Inadequate attic ventilation causes moisture buildup, roof damage, and excessive summer heat. Ensure soffit and ridge vents are clear.
- Test smoke and CO detectors: Replace batteries; replace units older than 10 years (smoke) or 7 years (CO).
Fall Checklist (September-October)
- Service furnace before first use: Book an HVAC technician to clean and inspect your furnace before heating season. Change the filter.
- Disconnect exterior hoses: Leaving hoses connected in freezing weather causes pipe bursts inside the wall. Disconnect and drain all exterior faucets.
- Clean eavestroughs again: Leaf fall in October clogs gutters before winter. Ice dams form where gutters overflow and refreeze.
- Install winter tires: Ontario law doesn’t mandate winter tires for passenger vehicles, but insurance discounts are available. Install by November 1st.
- Caulk and weatherstrip: Check door and window seals before heating season; every gap loses money.
Winter Checklist (December-February)
- Clear snow from roof (where needed): Flat or low-slope roofs can accumulate dangerous snow loads.
- Monitor for ice dams: Ice ridges along the eaves indicate heat loss through the roof — an insulation and ventilation issue to address in spring.
- Keep cabinet doors under sinks open during extreme cold: Pipes in exterior walls can freeze at -20°C or below; warm air circulation helps.
- Know where your water shutoff is: In a pipe burst, the seconds it takes to find the shutoff matter.
